For now, there is a special rent clause based on the number of cruise passengers.

Till December 2022 the rent payable is minimal 50% of US$ 5.500 or $ 2.750,00 plus TOT and this presents a maximum of 800.000 cruise passengers.

The rent will be determined at the end of every year for the next years depending on the cruise ship passenger prognosis done by the Sint Maarten port Authority but will not be more than 100% of $ 5.500,00 and will never be lower than 50 % of US$ 5.500,00.

The first time we measure the prognosis will be in December 2022.

For example, if the prognosis in December 2022 for 2023 is 1.200.000 passengers the rent for 2023 is 1.200.000/1.600.000 =75% of $ 5.500,00 = $ 4.125,00 plus Tot

If the prognosis number of 1.600.000,00 is reached for a certain year than it is the last time this clause is applicable and the rent stays $ 5.500,00 plus TOT.
